Building Retro Commissioning

Retro-Commissioning is basically going back and commissioning an existing building that was never commissioned. The process is similar to recommissioning, but the building usually has been in use longer. For a building that was never properly commissioned, retro-commissioning offers the most benefit in terms of opportunities for cost savings and improving energy efficiency.

Retro-commissioning can often resolve problems that occurred during design or construction, or address problems that have developed throughout the building's life as equipment has aged, or as building usage has changed. The process basically entails the same principles as commissioning but it is performed on existing buildings already in operation. The owner’s requirements are re-evaluated to identify any required operational changes. Functional testing is performed to determine whether building systems operation has was originally intended.  

  DEI’s Retro-Commissioning services will identify issues such as: 

  • Equipment or lighting being on when not needed 
  • Simultaneously heating and cooling 
  • Belts and valves that are not functioning properly 
  • Thermostats and sensors that are out of calibration 
  • Air balancing systems that are less than optimal 
  • Economizers that are not working as designed 
  • Controls sequences that are functioning incorrectly 

Many of DEI Retro-Commissioning improvements cost little or nothing to implement, yet some can result in big savings and have big effects.  For example, a simple sensor calibration not only improves current operations but also increases the effectiveness of diagnostic monitoring and testing.
